A Home in Ospedaletti

Where to buy, what homes cost and what is changing in the small bay between Sanremo and Bordighera.

Living in Ospedaletti

A Small Bay with Big Plans

Ospedaletti lies in a sheltered bay between Capo Nero and Capo Sant’Ampelio, about 6 km from Sanremo.

The town takes its name from a 14th-century hospice of the Knights of St John. Its seafront promenade, the gardens of Villa Sanvitale and the coastal cycle path, which starts here and runs 24 km to San Lorenzo al Mare, set the pace of daily life. The former railway station, opened in 1872, once linked the town with Paris.

Buyers come for a seafront apartment, a villa in the green hills, or a quiet base between Sanremo and Bordighera. Average asking prices are the highest of the main towns on this coast.

Investing in Ospedaletti

A New Marina on the Table

In March 2026 the council declared the proposed Baia Verde marina to be in the public interest. The plans include berths for yachts of up to 50 metres, a large boatyard, a five-star hotel by the yacht berths and a three-star hotel. The scheme has been reported at around €147 million, with an 85-year concession. It now needs its approvals and a public tender; if awarded, building would take about five years. Some councillors questioned how the scheme would be financed.

On the seafront, the former railway station, bought by a local entrepreneur in 2022, is planned to become a 16-room hotel with a restaurant and bar. Work could start by the end of 2026 once revised plans are approved. In spring 2026 the council also renewed a stretch of the cycle path between the old station and Piazza IV Novembre.

Timings are the stated aims of councils and developers, and several approvals are still pending.
