A Home in Santo Stefano al Mare
Where to buy, what homes cost and what is changing in the small marina town between Arma and Imperia.
A Small Town Built Around Its Marina
Santo Stefano al Mare is a small town of about 2.7 km², around 9 km south-west of Imperia.
Life centres on the seafront, the little fishing harbour and Marina degli Aregai, the marina next to the town. The coastal cycle path runs along the shore, and the old centre keeps its parish church and the nine-sided Torre Ennagonale, now the town hall.
Buyers come for an apartment by the marina or the sea, often as a holiday home. With few homes on the market, the town’s average asking prices move sharply from year to year.

Investment Around the Marina
In July 2026 Regione Liguria part-funded work on the sea defences of the fishing harbour and part of the town: €150,000 of a €200,000 project. At Marina degli Aregai, a new coast guard office opened the same month.
Marina degli Aregai’s company has also put forward a plan to complete the open spaces in the marina area, with a new green area, which the council backed in principle in March 2025, subject to a final project. In July 2026 the council approved a €172,300 project for walking and cycling routes linking the coast and the hills, subject to funding.
Timings are the stated aims of councils and developers, and several approvals are still pending.
